What is a mortgage capacity report?

A Mortgage capacity report is normally required when you are divorcing and need detailed information on the level of borrowing you can achieve on your own, but most importantly what you can actually afford to maintain.

Our reports are based on the information you have completed on the Form E, which is required by your solicitor. Recent payslips, bank statements and any other supporting documentation your solicitor can provide.

What do we do for a mortgage capacity report?

We will review a wide range of lenders to ensure that the report we prepare is accurate and credible for use in your divorce proceedings.
We will not advise a particular lender, as we are basing our findings on your financial situation and have not completed a Fact find detailing your personal circumstances. This is so that we can always remain impartial and only base our reports on the evidence we have.
We will give an estimate of the monthly mortgage cost of the borrowing we believe to be achievable for you.
We are normally instructed by your solicitor, who will provide the information and documentation that we need. Alternatively, you can instruct us, but we request the information from your solicitor to ensure all documentation we have is the most up to date information that will be shared with the other party/court.
We provide the research we have carried out as appendices to your report.
