Document Requirements
In order for us to start research for your mortgage, we will need some documents from you to assess your income and expenditure. The lenders will also ask us for these documents once the application has been submitted.
Our Portal
We use a secure portal which you can access at the top of our website. Once we have had an initial chat and booked you in for an appointment, we will send you an invite to the portal. You will need to upload any requested documents before the main meeting so the adviser can review your financial situation in detail.
You will receive an email with a link through to the portal along with a code sent via text message, which you use to register. If you find you have had a text but not an email, please check your junk folder. If you have a ‘promotions’ inbox on your email, then check that as well as the email often finds its way in.
After you’ve accessed the portal, you will see a list of document requirements, which we need to be in a PDF format and not a photo, as lenders will not accept these.
When uploading documents, please ensure you click both the ‘upload’ button and ‘send’ button. You use the upload button to pull your document onto the portal, but we will not see it at our end until you press ‘send’.
Residential Mortgage Document Requirements
- Privacy Policy –We ask you to read and acknowledge
- Combined Initial Disclosure Document – We ask you to read and acknowledge
- Fee Agreement – We ask you to read and acknowledge
- Proof of Income
- PAYE/Employed – 3 months latest payslips and latest P60
- Self-Employed – 3 years’ worth of tax overviews and calculations
- Proof of Residence – Latest Utility Bill or Council Tax Bill
- Identification – Copy of your Passport or Driving Licence
- Bank Statements – Latest 3 months statements. If you are self-employed we also require your last 3 months business bank statements.
- Check My File Credit Report – you can find this here
- Evidence of Savings – Bank Statement of your savings account
- Any existing Life, Critical Illness or Income Protection policies – If applicable
- Sickness or Illness benefits from Employer – If applicable
- Latest Residential Mortgage Statement – If applicable
Buy to Let Document Requirements
- Privacy Policy – We ask you to read and acknowledge
- Initial Disclosure Document –We ask you to read and acknowledge
- Fee Agreement –We ask you to read and acknowledge
- Insurance Disclosure Document – We ask you to read and acknowledge
- Budget Planner – You will find a template for this on the portal
- Property Portfolio – If applicable, you will find a template for this on the portal
- Proof of Income

- Self-Employed – 3 years’ worth of tax overview and calculations
- Proof of Residence – Latest Utility Bill or Council Tax Bill

Lifetime Mortgage Document Requirements
Our Later Life Lending (Equity Release) meetings tend to be face-to-face so we would ask you to have the following documents at the meeting:
- We will need you to sign these documents and you will also give you a copy to keep for your own records
- Terms of Business
- Initial Disclosure Document
- Fee Agreement
- Latest Mortgage Statement – If applicable
- Buildings insurance Policy Schedule – If applicable
- Identification – Copy of your passport or driving licence
- Proof of Residence – Latest utility bill or council tax bill
- Any pension statements – Both state and private
- Latest Bank Statement
Insurance Document Requirements
